Lower Rockridge vs Upper Rockridge – Which is for you?
As a Rockridge resident and local maven, I knew the answer to what’s the difference between Lower Rockridge and Upper Rockridge.
Still, I wanted to see what AI would say since many home buyers might be asking:
- Which area of Rockridge is best for walkability?
- Where should I live in Rockridge if commuting by car?
- What are the main differences between Lower Rockridge and Upper Rockridge?
The two parts of Rockridge, a neighborhood in Oakland not far from Berkeley, are just minutes from each other. So how important is it to focus a home search on Lower vs. Upper Rockridge?
Very! Why? Each neighborhood offers a completely different lifestyle.
- Upper Rockridge: Quieter, more views, more nature, curvy roads. More newer (post-1991 fire and post 1950s) homes. Lots of fabulous architecture and epic SF Bay views and sunsets.
- Lower Rockridge: Prized as highly walkable / easy to get around, especially close to BART and buses, shops, restaurants, and even UC Berkeley. More Craftsman Pre-1900s and pre-1950s homes. Many hills residents are seeking the one-level life in Lower Rockridge.
What if you want it all?
Homes on the streets just east of Broadway often offer Bay views while being closer to College Ave, on streets that tend to have a gentler slope than as you get further into the hills. Examples are Thomas, Taft, Rockridge Blvd, Manila, and others.

This video I made to tell the story of life in Lower Rockridge gives a quick answer to what it’s like living in our flatlands.
I walked all over the area to make this video of my favorite places, to help buyers discover Michael Thompson’s listing 367 Cavour.
How does AI compare Lower Rockridge to Upper Rockridge?
Claude’s analysis was pretty accurate — except that it did not specify the $1.5 – $1.7 million range in Lower Rockridge is usually for 2 bedroom houses.
Once you get into 3 bedroom and more, the prices go up. (Get in touch for a Rockridge analysis for buying or selling.)
Upper Rockridge shops are slim, aside from the wonderful Village Market off Broadway Terrace along with a restaurant and plant nursery. However in the upper part of Upper Rockridge, you’re close to Montclair Village. You are also just up the hill from Piedmont Ave. and all the shops in Rockridge, as well as Mulberry Market in Piedmont, a store that I adore.
