    BySusie Wyshak December 8, 2025March 5, 2026

The BRRRR strategy, which stands for Buy, Rehab, Rent, Refinance, and Repeat, is a formulaic real estate investing approach that has helped many hard-working, risk-taking…

    Biggest Home Buying Mistake

    BySusie Wyshak September 24, 2025December 7, 2025

Avoid the #1 mistake home buyers make: Wasting your time and energy visiting open houses then getting a buyer’s agent at the last minute to make an offer on a house. Remember, for the most part a real estate agent will get paid when their broker receives a percentage of the sale price. You’re not…

@tabletopgrl Vera gave me a sneak peek tour of @be @tabletopgrl Vera gave me a sneak peek tour of @berkeleytabletoplibrary - Berkeley's new lush and immersive club and retail store for board game, card game and mahjong fans (and aspiring gamers like me).

It's right there in the Elmwood on Claremont, tucked a couple doors down from Star Grocery.

The meticulous vintage-style decor draws you in to a dreamy fantasy world as does the record room in back where you can play vinyl on the hi-fi.

They've even converted #ucberkeleylibrary card catalogue cabinets into their own "Tabletop decimal system" to check out games!

Follow TTL to hear about the grand opening and find your Berkeley gaming tribe. 🀄️

Got #kitchenremodel goals? If you're in the Bay Ar Got #kitchenremodel goals? If you're in the Bay Area, you must come to the 15th biennial #Rockridge Kitchen Tour on September 27th.

It is a very well organized tour of 10 remodeled kitchens, including 8 houses and 2 ADUs. Why go to open houses for kitchen design ideas when you can meet owners who are intentionally inviting you in to see how they remodeled their kitchens?

This tour booklet is a keeper, telling the stories from the homeowners who undertook their remodels along with a resource guide. You learn about their designers, contractors, painters, and design choices.

As a sponsor, I will be stationed outside one of the homes chatting about home goals and handing out snacks!

Hope to see you there! rockridgekitchentour.com

So inspired and in love with Berkeley all over aga So inspired and in love with Berkeley all over again after broker tour today.

Many of the homes for sale right now had very longtime owners who made thoughtful updates over the years.

1170 Colusa in North Berkeley listed by @team_yuyu is a real standout with the beautifully remodeled kitchen and coffee nook, paired with luscious vintage tile in several rooms as well as cozy spaces, surrounded by greenery.

I could hardly tear myself away from 2435 Valley in Poets Corner, listed by Grace Bishop (@east_bay_move_with_grace ) because of the very thoughtful spaces, and beautiful woodwork. Eooms with curved glass block walls facing the backyard and lots of light. 200 amp electrical panel!

Both 948 Hilldale (listed by @saltandpinerealestate ) and 740 Keeler (listed by @negarandferirealestate ) are all about the bay views, both with remarkably flat backyards. I have hosted open houses before at 740 Keeler and love and know it well! While you are greeted within incredible bay view, it is very possible to make this house livable on a single level.

Then there's the bucket list Julia Morgan home listed by @seejanesellhomes that transports you to Italy just a few blocks above Shattuck and the cheeseboard. The columns! The arches! The miniature door knockers on the hallway closet doors! I want to be there. it has been so well updated in keeping with the original Morgan design. Just a few blocks from the northside of the #UCBerkeley campus where the architecture school used to be.

Take a peek at these houses from the flats to the hills and let me know your priorities in terms of space, location, style, views, and condition.

DM for details and tours!

Convincing aspiring home buyers NOT to buy a house or to understand what it will take to fix up a house is JOB #1 as a buyer's agent. Showing houses after a torrential rain is a joy.

How is the property draining?
Is any water getting into the foundation or the house?
Where is the water coming from - the roof or the earth or both?

What isn't job #1? Getting you to buy any old house.
