When it comes to looking for properties for clients, showing the same houses everyone who's house hunting can find online is not an option.
These days there are many condos, houses and multi-family properties in the Berkeley area that did not sell (for whatever reason) and were taken off market. That's how I ended up showing one buyer a condo that was for sale last year...and was on the verge of being rented out.
Many owners of properties that were on the market and didn't sell still want to sell!
So when I meet new home buyers and we tour properties, if they're not into what we see, it's time for Susie the real estate detective.
Using creative search and networking techniques to find off-market properties with motivated buyers is something I love to do.
Have been frustrated with the available inventory of homes for sale and are checking Zillow or Redfin daily to see what's new?
Here's what's new: We can take another approach to findign what you want, without the competition and with some strategy.
More properties should be coming on the market come Spring. Now is the time to begin your search.

(Note: I do not work with "wholesalers" looking to make a buck off of tying up a distressed property in contract.)

Berkeley, California tends to be a sellers' market due to lack of inventory versus the demand for homes and condos, thanks to UC Berkeley, it's great location for communiting around the bay, and overall it being a fabulous place to live. Get in touch for more East Bay real estate market data.

Compass economists show data trends on East Bay home prices. While we have not reached the heights, the trends point toward home prices being back on the rise in Oakland, Alameda, Berkeley and Piedmont. I have a flipbook of Bay Area real estate trends and data as well as more charts. Feel free to ask.
