Avoid the #1 mistake home buyers make: Wasting your time and energy visiting open houses then getting a buyer's agent at the last minute to make an offer on a house.
Remember, for the most part a real estate agent will get paid when their broker receives a percentage of the sale price. You're not paying by the hour! Engaging with a buyer agent like me doesn't cost one bit until you buy.
Unfair to the agent, in case you don't buy? Yes! But that's the way it is done...and we know it and love helping you.
You might think there's no way not having an agent is the number one mistake.
Sure, buying the wrong house and paying way more than you could resell it for could be considered a bigger mistake.
But having an agent as your partner in the buying process is exactly how you can avoid such things...or at least try to.
Why are you waiting to get an agent to help with your home search?
In addition to spending time visiting houses without having the insider knowledge of how to evaluate properties for sale, you are potentially missing out on properties on the table that may be available off market.
Still, I've been there and get it. Exploring on your own is an adventure, like traveling. Visiting open houses can be a wonderful way to spend a weekend, especially if you're a fan of house flipping shows!
Which is your top reason for not getting a buyer's agent?
- "I don't want to waste their time. I'm not ready yet."
- "I don't want to be pressured to buy."
- "I don't even know if I really want to buy."
- "I'm going to try to do it myself."
Whatever your reason, do yourself a favor on one of, or THE, most important financial decision you will make. Hire a local home buyer agent early.
Do NOT hire an agent though if you have no intention at all to buy. (We appreciate your honesty!)
Make sure your agent is serving you well, with
- a home buying presentation to walk through the process
- education and guidance
- connecting with lenders and any other resources during and after the transaction
- providing property insights beyond the obvious
- acting with however will best achieve your goals and vision.
Real estate agents may seem expensive. But they can be essential guides, there for you to turn to as a trusted advisor for help much like the other advisors in your life!
You should honestly share with your agent your timeline, limitations, fears, expectations...and if you don't want the them to be emailing or texting to check in all the time.
